Intake FAQ

The questions new clients ask us.

What's your typical turn time on a new file?

We acknowledge new files and open intake within one business day, and align the matter to your contract dates from the start. Specific milestones depend on county, matter type and the condition of title — which we surface early, on every file.

Do you work with lenders' requirements?

Yes. The firm has closed for private and institutional mortgage lenders since 1995 and is built around the document, funding and title requirements lenders actually have — on a single loan or across a portfolio.

Can one firm really handle the whole transaction?

That's the point. The closing, title insurance, title clearance, HOA/COA and code matters, and document preparation are all handled in-house — removing the hand-offs where files usually stall.

Which Florida counties do you cover?

All 67. From the Panhandle to the Keys, we work directly with each county's recording department, clerk and code-enforcement office.

How do you protect our data?

The firm employs a sophisticated disaster-recovery program that protects all client data across onsite, off-site and cloud systems — resilient by design.

What do you need to open a file?

The property address and matter type are enough to begin. Contract, payoff or loan details help us move faster — but if you're unsure, place what you have and we'll take it from there.
